How much does an apartment cost?

Our live/work studio apartments range from $1,425 to $1,995 a month, depending on floor plan and square footage. 

In addition, your rent includes:

  • An on-site parking space

  • High-speed WiFi 

  • Heat and hot water

  • Access to the smart fitness center

  • Access to the smart laundry room

  • Exclusive community events and programming

What exactly is a live/work studio apartment?

At The Factory, we’re redefining the studio apartment experience for the 21st century. Working from home has made us all realize just how important it is to have a home that is comfortable and functional with space for getting stuff done and getting away from it all! Designed with artists, crafters, and tinkerers in mind, our one-room units are open-concept and totally flexible, so you can maximize the space to fit your needs.

Is WiFi included? What’s the internet speed like?

Included with your rent, you gain access to not one, but TWO elite high-speed WiFi networks, with router hardware provided! Our secure network is comparable to and even faster than large-scale network providers. You’ll have one password-protected network unique to your unit, with hardwired access available if you prefer, and you and your guests will have access to the property-wide password-protected network as well.

What’s the parking situation?

You get one unassigned parking spot in the South lot included with your rent. The North parking lot is for commercial & AirBnB units. There’s additional street parking available as well.

Where can I do my laundry?

We have a smart laundry room onsite—you can check which machines are available on the app before you even leave your apartment! The laundry room is located on the lower level and has 4 washers and 4 dryers. You can pay via your phone using the app, or go old school and use quarters. You’ll have access to a sitting room and outdoor patio with high speed wireless internet if you want to stay close by. Pricing as follows: regular wash $3, 45 min dry $2.50 (.25 per 6 mins extra) With additional options like: heavy soil, $3.50, extra rinse $3.25
extra wash and rinse $3.75

Where do I find my mail?

You get your own key-locked mailbox on the first floor. For packages and other larger deliveries, you can use the app to access our secure parcel room, so you never have to worry about your items wandering away! We can also hold your mail for you there if need be.

What’s the pet policy?

We know pets are family, too! We welcome cats and most dog breeds on the first and second floors. We require a $250 pet deposit at leasing, which is refundable, and $25 per month pet rent.

Unfortunately, we are unable to welcome the following breeds due to the property insurance policy. Pit Bull Terrier, Staffordshire Terrier, Rottweiler, German Shepherd, Presa Canario, Chow Chow, Doberman Pinscher, Akita, Wolf-hybrid, Mastiff, Cane Corso, Great Dane, Alaskan Malamute & Siberian Husky

We also do not allow invasive/exotic pets or aquariums over 50 gallons.

What decor changes can I make to my unit?

We have blackout shades for privacy and light control already installed for you in our gorgeous original windows. We ask that you do not add curtains or other shades. You may not hang items from or put holes in the exposed brick walls or wooden beams. You may not paint walls or put up wallpaper. You are allowed to hang items from or put holes in the sheetrock walls, but any holes will need to be repaired at your expense upon move-out.

How does garbage and recycling pick-up work? 

Simply bring your properly bagged garbage out to the receptacles on the South side of the property for tri-weekly pick-up. Sadly, we do not offer recycling on-site.

How do I pay my rent?

You can safely and easily pay your rent online through our secure online portal in Appfolio. You can even set up an automatic recurring monthly payment! Cash and check payments must be paid directly to the Property Manager.


What if I have a plumbing/electrical/facilities emergency?

In case of an urgent situation, please call the Property Manager or Leasing Office at (603) 263-3696. If it is not an emergency, you can submit a repair request through the online portal.

What if I want to change apartments to a smaller or larger studio apartment? 

We will try our best to help you find the best studio apartment for you before you sign the lease. If you find that you need a different space within The Factory, our Property Manager is happy to help!


If I decide to move out, how far in advance do I have to give notice? What happens if I break my lease?

We’ll be sad to see you go…but if you must break your lease, we require written notice one month in advance via email or certified mail. Please keep in mind that after your lease term is up, you will be converted to a month-to-month lease and we would only need a month notice. If you do decide to leave before your lease term, you may be subject to deposit forfeiture and a blemish on your rental history, which is tied to future leases.

What is the guest and visitor policy?

Guests may stay in your unit for no more than 3 consecutive days and no more than 14 calendar days per year. Otherwise, we recommend that guests look into staying in one of our onsite Airbnbs.


How does AirBnB work? What’s the cancellation policy?

We have several furnished units on the property for both short and long-term stays, available via the Airbnb website. Each room has a kitchenette with basic cooking supplies, a workspace, luxurious bedding and towels, WiFi access, and a smart TV. 

Residents have first dibs on reservations for their guests. 

Our cancellation policy is:

Notice over 9 days in advance - 100% refund

Notice 2-8 days in advance - 50% refund

Notice 24 hours or less in advance - no refund available

Are there plans to make any updates to the community? 

The fenced-in leash-free dog run area, outdoor patio, amphitheater, food truck patio, and distillery are just some of the projects we have planned for our community. We will constantly be improving and adapting to our community needs.
